Last week we looked at LANDLORD INSURANCE – sleep easy at night, this week we discuss Extra Services – benefits to you.

 

The property manager’s service should not stop at the management of your property. There are many additional services they should offer. For example with Changing Places, if you buy an off- plan property we like to go to the final inspection before you settle, to make sure that the property is finished to the highest standard before offering it for lease. We are well versed in looking for defects and it is a free service offered to landlords. If we think there are construction issues of a technical matter, we might recommend that you get a building inspector, prior to settlement, to check it out, making sure everything is working and where it should be, as per building regulations. We want to go that extra step to help you, because we want the property to be as stress free as possible for you and us.

 

We don’t want to see you with a property that continually has issues due to poor workmanship. On one occasion, we were appointed to manage a number of properties in a development that had a lot of problems as the builder had gone broke during construction. We went well beyond our normal duties to ensure that our clients’ needs were met. So much so, that one of our property managers joined the Owner’s Corporation committee to make sure they could protect the interests of the seven owners who had purchased in that development and ensure repairs were carried out as needed. We have also joined Owner’s Corporation committees at other developments where we have been concerned by the actions of the Owners Corporation and high fees. I am not aware of any other real estate agency that has gone to that effort to look after the interests of their owners.

If you are refurbishing a property or renovating, we can talk to you about what you should and shouldn’t do; and provide advice such as – only spend a dollar if you are going to get two dollars back. We know what works. We have been in the industry long enough to advise you on what are the best things to be doing with your property to maximise rent and value.

 

Your property manager will also provide a Financial Year end Report for tax purposes, assist you with insurance claims, conduct inspections with valuers should you look to refinance and attend the tribunal as your representative if required. We can also provide advice on the rental suitability of your next purchase.

 

When selling an investment property, often a landlord goes to the sales manager of the agency that manages their property with little or no discussion on fees. As the agency has a ‘captured’ client, they often charge a high fee in the belief you are unlikely to go elsewhere. If you are looking to sell, Changing Places works on a flat fee commission structure, which saves our clients thousands of dollars in commission compared to traditional agencies. For example, on a property of $750,000 our commission is $7,500 plus GST, saving most owners over $7,500 to $12,000 in commission. We do no less than any other agent, in fact in most cases, we do much more. We believe in charging clients based on the work involved not just the value of the property.
