4. LEASING YOUR PROPERTY

Our experienced and approachable teams are committed to finding the best quality tenants to minimize vacancies of your property. We adopt a strict screening process, which aims to find and retain the best possible tenant for your property. We also complete a credit check on any potential tenant through NTD (National Tenancy Database). This company and its information is exclusively available to estate agents and will advise us if the tenants have any outstanding debts or judgments against their name from previous lease agreements. Once all this information has been obtained, we will contact you direct to discuss the application on its merits, and the final choice of the tenant remains your decision.

5. PROMOTION & ADVERTISING

Changing Places reaches a vast tenancy market throughout Australia in particular the eastern states. By advertising your property on the major property websites along with our internal tenant database, we have all the tools required to showcase your property to all prospective tenants. Remember your property is placed in the marketplace in competition not isolation and we ensure maximum exposure for our clients.

6. REVIEWS, ROUTINE INSPECTIONS & CONDITION REPORTS

Rents are reviewed annually, taking into account market fluctuations and any modifications to the property in review. Routine inspections are conducted regularly to ensure the tenancy is running smoothly and to safeguard our client’s financial interests. Detailed preparation of the condition report is completed by our property managers both at the commencement and termination of the tenancy. Copies of the Condition Report are signed and exchanged with the tenant and a copy forwarded to you for your records.

7. MAINTENANCE

It is our policy to contact and obtain owners authorisation before work is carried out on any property (other than emergency repairs as stipulated under the Residential Tenancies Act). Our department can organise any works to be carried out on your behalf, by a variety of trusted qualified trades people. We can also use your preferred trade’s person to carry out any repairs at the request of the client.

Our hands-on approach along with full knowledge of the current legislation ensures your property realizes its full potential. Our aim is to continue to provide excellence in customer service. In addition to this, all our property managers are backed up by a fully qualified and experienced administrative support team utilising the latest technology ensuring the monitoring of rental payments, maintenance of up-to-date records and provision of financial reports.

9. RENTAL PAYMENTS

Our accounts department offers prompt payment of all rental income. We produce rental statements twice weekly and a statement can be forwarded once the funds are credited to your nominated bank account, alternately we can send a check. Rent cards & direct debits are offered to all of our Tenants which means The Tenant has no need to come into the office to pay their rent.

**Note – Banking monies directly into your account ensures immediate funds. (No “waiting” for cheque clearance!) This is because Changing Places guarantee these funds.
